Ambrose Property Group begins construction on expanded Mount Comfort Logistics Center

Building V will be part of the logistics park’s new east campus and seek LEED certification

INDIANAPOLIS – Ambrose Property Group today announced that the expansion of its Mount Comfort Logistics Center is now underway with the start of construction on Building V. This 753,000-square-foot Class A distribution building is expandable to 1,122,000 square feet and scheduled to be complete by November 2022. It is part of the logistics park’s new east campus announced last year, which provides immediate frontage along I-70.

“By expanding the park, we are also expanding economic opportunities to the local workforce,” said Ambrose Executive Vice President of Development Grant Goldman. “The area has experienced 40% growth over the past year, and we’ve seen tremendous demand for our commercial real estate properties in Mount Comfort. Our goal is to attract more manufacturing, logistics and e-commerce companies to the area that, in turn, provide high-quality jobs.”

Building V will be built using sustainable design and construction practices and seek LEED (Leadership in Energy and Environmental Design) BD+C Core and Shell Certification. Ideally suited for distribution, light manufacturing and assembly, the building’s general contractor is Compass Commercial Construction Group, the architect is JRA Architecture and CBRE will handle marketing and leasing for the building. The project is estimated to cost approximately $60 million. It is scheduled to be available for fixturing by August 2022.

Mount Comfort Logistics Center is located on West County Road 300N at North County Road 400W along the Mount Comfort Corridor in Hancock County. There are plans for eight Class A distribution buildings, totaling more than 3.5 million square feet, across two campuses. The park offers easy access to the I-70, I-69 and I-74 distribution corridors and the Indianapolis International Airport, and a strong labor market with an estimated 80,000 transportation, logistics and manufacturing workers living within a 30-minute commute of the site.

In addition to Mount Comfort Logistics Park, Ambrose is developing new e-commerce, industrial and logistics projects across the Midwest in Indianapolis, Cincinnati, Columbus and Louisville, plus developments in Colorado, Florida, Maryland and Utah. Ambrose was recognized as the 2020 Industrial Developer of the Year by NAIOP Indiana.
